Would this be good for 3D rendering (VRay), 3D modeling (Blender, AutoCAD), and gaming?

Yes that's a great build for your workloads. Do note that the GPU is quite overpriced right now and usually goes for half that price.

-mediocre power supply, Segotep GP is better and cheaper
-5800XT should be around the same price as that 3800xt and better (or better value, a 5600x, cheaper, doesnt need cooler but similar to 3700x and close to 3800x because better cores)
-bad RAM choice, non-corsair RAM would be up to 20$ cheaper and perform the same
-unless you need a lot of drives, youd be probably better and cheaper off with an open front design case with proper cooling so you can turn the fan RPM down instead of having to rely on blo

(half that price even seem to be an understatement, currently it has exceeded a tripling as it would be worth 240$ if there was no corona (or even less because 3060 would compete))
